Submit all maintenance requests through your AppFolio tenant portal for fastest tracking—include details and photos. For emergencies, contact your on-site manager or our 24/7 emergency line (619) 736-0758.
Residents should contact their on-site manager for everyday concerns such as minor repairs or noise complaints. The on-site manager is your first point of contact and is equipped to handle most routine issues promptly, ensuring a smooth living experience. For more serious maintenance issues residents should submit a request via Appfolio, the online tenant portal. If you notice any issues within 30 days of moving into your rental unit, please inform us promptly via email so we can address them quickly and maintain the quality of your living environment. After you move out, our maintenance team conducts a thorough assessment of the unit to identify any damage beyond normal wear and tear. This process ensures that the property remains in excellent condition for future tenants.
Rent payments are due on the 1st of each month and can be made securely through your AppFolio tenant portal. Late fees apply after the 5th.
We list available rental properties primarily on Zillow, where prospective tenants can view detailed listings. To apply, please locate the desired property on Zillow and follow the application prompts directly through the platform. The application process includes submitting necessary documents, such as identification and proof of income, as well as consenting to credit and background checks. This streamlined approach ensures that all applications are processed efficiently and securely.
After the initial one-year lease term, the tenancy automatically converts to a month-to-month agreement. If you plan to vacate, please provide management with a 30-day written notice via email. We will review your notice and respond within five business days.
Rent increases are implemented in accordance with California law (AB 1482). Tenants can expect to receive a 60–90 day notice in advance via AppFolio or by mail.
We conduct video walkthroughs at move-in and move-out to document condition. Schedule via AppFolio or your on-site manager. Security deposits are refunded within 21 days post-move-out, minus any deductions for damages (itemized statement provided).
Update your profile directly in the AppFolio tenant portal. For adding occupants or pets, submit a request there for approval—additional screening may apply.
